Optimising energy performance for smart building programmes

As part of their 2030 goals to create more sustainable and innovative facilities, one ISS client launched a global smart building programme, working with ISS experts to analyse and monitor the energy performance of all its buildings.

The ISS client is a multinational aerospace manufacturing corporation that focuses on developing the next generation of propulsion and power solutions that are efficient, reliable and sustainable.
Their goals include creating sustainable and innovative facilities while achieving ambitious targets for greenhouse gas reduction, energy use, waste minimisation, and water conservation. ISS has supported the client’s sustainability strategy since 2019, utilising extensive expertise to support the client’s sustainability strategy to:

  • Employ ISS’ size and knowledge-sharing network to introduce best practices and a proven and successful solution, “Clockworks” Fault Detection and Diagnostic (FDD), at three client campuses.
  • Integrate the FDD solution with the native building management systems from three different original equipment manufacturers across the client’s North American estate managed by ISS, covering nine buildings with a total of 1.7 million square feet.
  • Ensure the analytics performed include a daily data evaluation collected at 5-minute intervals for critical energy-using systems and equipment, including: 
    • HVAC 
    • Chillers 
    • Air compressors 
    • Boilers 
    • Cooling towers 

Results

Reduced energy use of 9,724 megawatt hours and associated greenhouse gas emission reductions of 7,879 tonnes of CO2 over the four-year programme.

Increased ROI and cost savings from energy measures that have delivered $200K of new, annual energy savings each of four consecutive years. Cumulative savings during this period are $2.0 million. These results represent a return on investment of 281% on a total cost of delivery of $728K. ISS is continuously monitoring performance to ensure that these savings will persist.

Improved asset care with optimised and proactive preventive maintenance scheduling and detection of incipient equipment failure and repair before they impact operations.  This improved asset performance, reliability, and overall lifecycle directly translates to reduced maintenance costs and deferred capital investment needs.



Additional opportunities

ISS is working with this aerospace client to continue this ambitious and successful deployment by expanding the portfolio of facilities. One additional deployment is underway, and another is being planned in 2023. We continue to extend the use of FDD in Asset Management by evaluating additional opportunities — adding sensors, monitoring capability and analytics. ISS offers FDD as part of our Technical Services offering, available to all ISS clients.
